  • 🔴Step1. Sign NDA: All information provided in this Portal are handled in compliance with our Data Privacy guidelines and treated confidentially by Titans RE AG. However, for the sake of good order and audit trail, please start by signing our NDA.

    🟡Step2. Cooperation Inquiry: Submit in 10 minutes your inquiry to work together on the sale or lease of a property. Our Deals Committee will review your inquiry and get back to you, in case of a positive decision with a Cooperation Offer.

    🟢Start of Sales Process: After obtaining all details, the property data will be converted iinto a full-fledged Deal. Our team will identify suitable Investors matching at least 70% and start the sales process with them. In case of a serious interest, we will obtain a NDA, introduce the Buyer to the Owners and support the Buyers in the evaluation process.

Your Inquiry will be assessed in the next Deals Committee. If the Requirements below are met, you will get an Offer.

 

Requirements

The below Checklist gives an overview of what you will need to have ready when submitting your Deal in Step2. You will be asked in the Cooperation Inquiry Form whether you will be able to obtain these.

  • Titans RE must be authorized by the property ownership to initiate transaction talks with our investors.

    You would need to obtain an evidence for the Sales Authorization from the legal Owners of the property.

    💡Accepted evidences:
    ◾Email mentioning our company or Broker's name to/from owners or their authorized representatives such as lawyers, investment managers (in CC or forward to projects@titans.re)
    ◾Power of Attorney
    ◾Broker Agreements allowing sub-delegations/co-brokerage
    ◾Phone or Video Calls (schedule an appointment)
    ◾Other written evidence showing that the owner is informed about the involvement of Titans RE AG in the transaction process.

  • A valid direct sell-mandate for the subject property from the Ownership is required.

    The Referral Program constitutes the only exception to this. Referral Agents may introduce Brokers and Sales Intermediaries that can fulfill this Requirement.

  • The disclosare of the property address is a critical information for us.

    We use these information to make a proper pre-analysis of the marketability of the property, the suitability for Joint Venture Deals and to ensure the property is not already known to us.

    Please note that we charge a small admin fee of 50 CHF for properties that should be sold with a more complex process without address.

  • Disclosure of the property owner’s name is highly recommended.

    For some intermediaries, the disclosure of the name of the ownership is a sensitive topic. We are aware of this, since the name of our Clients is likewise sensitive for us. There are at least two important factors to take your concerns, if any:

    ◾Our NDA contains a non-circumvention clause which we take very serious for both sides.
    ◾Our Business Model and our capacity planning is focused on the buy-side and we are dependent on happy sell-side partners for a continuous supply of new deals.

    💡Why do we ask actually for the name of Owners?

    ◾This information helps us in our due diligence duties to avoid scam and money-laundering schemes and ensure the property really belongs to the owner.
    ◾It helps to identify potential blocking points before heavy transactions start and Buyers or Lenders have to cancel the process.
    ◾The name also helps to avoid the delicate situation, in which we pitch a property to its own owner (!). This is an operational risk we and you face as we operate in a niche market with a large number of hospitality Investors.

    We therefore recommend in providing following documents to maximize the marketability of your deal:
